Forget the seminars. Here it is in three steps:
Find a deal
A house someone needs to sell for less than it's worth. You find it before everybody else does.
Get it under contract
You and the seller sign a contract that gives you the right to buy it at that price. Plain paperwork.
Sell the contract for a fee
A buyer pays you a fee to take your place in the deal. You never buy the house. You're the middleman.
It's real work — talking to sellers, running numbers, following up. No magic. But it's simple, and anybody can learn it.
